This project is a 45,000 sf renovation including a mind and body studio, cardio floor, full-service spa center, indoor pool, WiFi lounge, juice bar, laundry room, and locker room facilities.
The former auto complex consisted of seven different additions built over an 80-year period. Each structure had its own unique envelope and structural frame with various degrees of deterioration. The differences in floor and roof elevations among the additions posed potential envelope waterproofing challenges which added to the complexity of the project. The team kept existing structural and finish elements where possible, in order to preserve the historic/urban appeal. The entire exterior skin was replaced with a more architecturally appealing and energy efficient skin system.
